1. Doors and Windows That Stick or Swing on Their Own
If a door that used to close easily now drags on the frame, or a window suddenly won’t latch, your foundation may have shifted enough to throw the frame out of square. A door swinging open or shut on its own, with no draft to blame, is one of the more telling signs of movement.
2. Cracks in Drywall or Flooring
Small hairline cracks above doorways or where walls meet ceilings can be normal settling. But cracks that grow, run diagonally, or appear alongside cracked tile or separating floorboards usually point to something more serious happening underneath the structure.
3. Visible Cracks in the Slab or Exterior
Step cracks in brick, cracks in your exterior slab, or separation where the foundation meets the exterior wall are all signs worth having a professional look at. Not every crack means a foundation problem, but it’s always worth a second opinion rather than assuming the worst — or ignoring it.
4. Expansion Joint Separation
Expansion joints are designed to allow for some natural movement, but when the gap becomes noticeably wider on one side than the other, it can indicate uneven settling.
5. Standing Water Near the Foundation
Poor drainage is one of the leading causes of foundation issues in North Texas. If water regularly pools near your foundation after rain instead of draining away, it’s saturating the soil directly beneath your structure and accelerating movement. 6. A Spike in Your Water Bill

7. Uneven or Sloping Floors
If you’ve ever set a ball down and watched it roll toward one side of a room, or noticed your floor feels like it dips in certain spots, that’s a sign the foundation beneath it may no longer be level.
